Daniel Spear
Principal
Daniel Spear is a Principal at The Spear Group, a third-generation, family-owned development firm based in South Florida with more than 60 years of operating history. The firm has developed and delivered over 35 residential communities totaling more than 4,000 homes.
Since joining the firm in 2015, Daniel has led land acquisition, underwriting, capitalization, and development oversight across the company’s residential platform. He is directly responsible for guiding projects from site selection and entitlement through construction and delivery, with active oversight of financing strategy and cost discipline. The firm self-performs general contracting on its for-sale projects, enabling budget control, schedule certainty, and alignment between design intent and construction execution.
The Spear Group focuses on well-located residential communities in supply-constrained infill markets, employing an architecture-led, design-driven approach grounded in long-term value creation. Under Daniel’s leadership, the firm has advanced projects across Fort Lauderdale, Delray Beach, Coconut Creek, Hollywood, and Palm Springs, Florida.
Prior to joining The Spear Group, Daniel was a Vice President at Morgan Stanley within the firm’s real estate fund-of-funds platform, where he evaluated and allocated capital to institutional real estate managers across global markets. During his tenure, he was based in both the firm’s New York and London offices and participated in cross-border investments, gaining exposure to international underwriting and capital structuring.
He previously served as a Vice President at LNR Property in Miami, where he focused on CMBS underwriting and loan workouts during a period of market dislocation, developing a disciplined approach to credit risk, capital structure management, and downside protection.
Daniel holds a B.A. from Cornell University and an M.B.A., with honors, from Columbia Business School.
